Electrak system allows future occupiers to install their own grand design

Modular power distribution specialist, Electrak has provided a fast and flexible solution for the Cat A electrical installation at Ask Developments’ First Street scheme in Manchester.

The ambitious refurbishment project has seen Carillion completely strip back the existing 115,000 ft² office building originally built for the British Gas Council and subsequently occupied by BT. The developer has then completely remodelled the building to create a stunning glass-fronted speculative office scheme, adding two extra floors and a further 25,000 ft² of grade A space.

Consultant William Hannan & Associates designed the Cat A electrical installation with contractor Smith Group UK Ltd developing the consultant’s concept and currently completing the installation. Electrack’s Buscom integrated power and signal bus system has been installed throughout the ceiling voids on every floor to feed the building’s Lightrak KNX lighting control system. A total of 279 KNX presence detectors have been fitted throughout the building to enhance energy efficiency with additional daylight dimming sensors to control the external lights. The Buscom track will also be used to feed power to the fan coil units for the air conditioning system.

“What’s more, because the Lightrak KNX system is compatible with any KNX building control product, occupiers will be able to integrate any lighting or building controls they want into the system with the minimum of fuss and effort.”
